This wonderful family's, multifamily house was my problem child this year! Murphy's law certainly applied here! This house was under contract, not once, not twice but THREE times before finally selling. The house was well maintained, in great shape for it's age and in a wonderful location. So... What was the problem? COLD FEET. Because the market is so competitive for buyers right now, they won't necessarily get to buy the first house they make a bid on. The more houses they lose out on, the more likely they are to eventually go bananas and make aggressive offers way over list price. Sellers love this practice! But once an aggressive offer is accepted by a seller and the buyer has had their home inspections and some time to think, they're little toes can get cold. When they think about how much they've offered to overpay and how much needs doing around the house, they may decide to take advantage of the home inspection contingency and back out of their purchase agreement. So the house goes back on the market and you go through the whole process again. It was SUPER fun! Though if you've been reading these little stories you know I'm a big believer in timing and energy. I think this house was waiting for the right new owner. It had been owned by the same family for so long and they had a special connection to it. They were ready to sell but maybe it wasn't quite ready to be sold. Whatever the issues were, the kinks have been worked out and this baby is welcoming a new family into it's arms. Congratulations!
