Another awesome downsizer!  I've mentioned before that sometimes downsizing isn't about the size of the space, but the maintenance that goes in to caring for it.  My seller in this case recently retired (under 50!) and did not want to spend all of her new free time caring for her GIANT yard or maintaining her inground pool area.  So she wasn't looking for a smaller house per se but was definitely looking for fewer chores and lower costs for home upkeep.  She transitioned into exactly what she was looking for and we sold her house very quickly and for $5,000 over asking price!  Woo hoo!

This was a VERY interesting real estate challenge.  Have you heard about the issues caused by pyrrhotite in concrete foundations in CT?  If not, you can learn more HERE.  If you know what I'm talking about than you know foundation issues are no joke!  My client owned a condo in a complex with known issues with the concrete foundations.  She had moved out a few years ago and was renting the condo out.  When her last set of tenants gave notice that they were going to be moving out, my client got to thinking... should I rent this out again or try to sell it now?  She decided selling would be her best option so we dove into learning all we could about pyrrhotite, foundation issues and what the HOA for the complex was planning to do with the affected buildings.  Together, we attended meetings, read engineering reports, asked questions and combed over comparable sales.   Using our new found knowledge on the subject of bad concrete and taking comparable sales prices into account, we put a great price on this condo.  We were able to sell it for full price in a reasonable amount of time and everyone involved was happy with the outcome.  Everyone worked together so what seemed like such a complicated situation actually went very smoothly!  Congrats to my seller for unloading a burden and to the buyer for getting a great deal!  

Meet Jennifer and Tom!  This was not the first rodeo for these two savvy homebuyers.  They've spent the last several years happy in their first home that was small but mighty at about 950 square feet.  But they recently decided they needed some more space.  We found it in Enfield, CT!  Working with buyers who are upgrading or downsizing or just relocating is awesome!  Having previous experience with homebuying and homeowning gives most folks a more specific idea of what they want in their next home.  These guys knew exactly what they wanted (and more importantly what they DIDN'T want) in their new home.  That made home shopping with them super fun!  And you know I love it when a family needs a music room!  Welcome to town, Jennifer and Tom!  Enjoy all your new extra space and I'll see you around!

Bee School 2021 is no longer for "locals only"!  We've gone virtual and you can now take the classes online with your friends and family on the couch together or from a long distance apart!  Learn all you can this winter so you will BEE ready for your new hobby by spring!  

Our bees were busy in 2020 and they now have some new products to offer you in the new year!  

We got them to make some beautiful comb honey for the first time!  We tried something new and using the Hogg Halfcomb system did the trick!  The bees build and fill the honey comb directly in the cassettes that become the packaging so this honeycomb has never been touched by human hands!  A true delicacy!  We've appropriately labeled it "CTHC" for Connecticut Honey Comb.  

The bees also made some delicious raw amber honey, which comes crystalized this time of year.  The propolis tincture has been restocked and of all things... the bees (with some help from their graphic design team) made a new t-shirt!
