Have a sparkling holiday season! 

Meet Evan and Heather!  A pool or room to put one in was on their must-have list and as you can see below, we were able to check that box!  And another win for these guys too- negotiations are back!  Sellers still have the precious commodity (and therefor the upper hand) even as rates still rise for buyers.  But with fewer buyers in the market due to the higher rates, there is less competition amongst buyers.  This is causing sellers to have to lower their expectations a bit.  Gone are the days of overbidding and waiving inspections (we hope!). These two savvy home shoppers were able to secure their new house at LESS than the listed sales price AND they negotiated for some necessary repairs discovered during their home inspection process.  Neither of those things have been happening over the last couple of years so this is a very positive sign that things are changing!  Congratulations on your gorgeous new house, Evan and Heather!  Well played!
