Meet my new best friend, Maggie and her husband, Clay!  When Maggie and Clay asked me to help them sell their house, I was excited for a quick and easy sale for them.  Their house was lovely, was in a good location and they had reasonable expectations for their list price.  It only took three weeks for an offer to come in and we were off to the races!  The turtle races!  Due to no fault of the buyer or my sellers, this one took FOREVER to close.  Long story short, the buyer's lender fell short on skills in the customer service department and the word "timely" was not in their vocabulary.  The lender has the money and therefor the power so we all had to sit on our hands and wait for them as they worked through the file.  Having to tell Maggie and Clay every day that I hoped to have more news tomorrow, felt terrible.  They were frustrated, I was frustrated, the buyer and his agent were frustrated.  Thankfully, we were all able to work together to get the end result everyone wanted.  Better late than never!  And because of the extra time and all the extra calls, I have my new best friend, Maggie, who shares my love/hate relationship with Starbucks!

Meet Matt and Hailey!  Matt wins the award for "Most Patient Buyer" of 2019.  I'm still toying with the idea of having a trophy made.  We looked at this house in early May and Matt was officially under contract on the 10th.  He closed on August 23rd.  For those who don't want to count, that's 105 days!  A "typical" closing in real estate should take 60 days or less from start to finish.  So what happened to make this one take so long?  Enter the title issue... 

In Matt's case the title issue was with probate.  It turned out there was a deceased owner in the chain of title whose heirs had a claim to stake in the property if they chose.  Thankfully, they were all located and opted out.  Between the process and the paperwork the days really added up even when everyone was cooperating.  Even with all the delays, I think Matt is glad he stuck it out.  He got a good deal on this house and they've already started a full renovation that is going to instantly add so much value!

This gorgeous little lake house will go down as one of my favorite listings of the year! This property was a real gem.  the seller was amazing to work with and the neighbors were wonderful and helpful.  I liked it so much that I seriously considered buying it myself!  We had a very well attended open house combined with a tag sale to help the sellers lighten their load and in a very short time, we had multiple offers.  The winning bid was made by a buyer who's agent was an absolute joy to work with and together we tackled every obstacle that popped up (there were quite a few, this is real estate after all!).  Both seller and buyer were very pleased in the end.  I think the only bad thing is for me... I'm going to miss that view!  

Meet Amy!  I met Amy when she reached out to me with some home buying questions after getting my contact info from my friend, Paul.  My friend, Paul, is an attorney who uses CT Transit for his commute to work (go, Paul!).  My now friend, Amy, was Paul's transit driver.  When she told Paul it would be her last day driving his route because she would be taking on another route so she could work more hours in order to save more money so she could buy a house "in a year", Paul told her to contact me (go, Paul!).  Amy and I connected in late May and I am very, very proud to say that as of August 2nd, she is a very, very proud homeowner!  More proof that if you're on the right path, the universe will connect you with what you need at the right time.  Amy is one of the hardest working women I've ever met and seeing her crush her home-ownership goal so much sooner than she thought she could gives me all the feels.  

It was amazing getting know Amy and her family and I'm looking forward to seeing them all again soon at what I know will be a most-excellent house warming party!
