Look how happy these ladies are!  Me too!  I'm so happy we found them the right place at the right price.  This is JoAnne and Emily.  With Emily in her senior year of high school, JoAnne didn't want anything too big or anything with too much maintenance to manage on her own knowing she would inevitably be left with an empty nest.  We found all she was hoping for at Elm Corners!  This mother/daughter home shopping team will have plenty of room in their new place for as long as they are together and Mom will not be stuck with any more space or chores than she wants in the future.  Congratulations ladies!!

This one goes down as the most unique property I've ever sold for sure!  An old chapel whose most recent use was as a sound studio.  The place has such good energy and is super cute inside and out.  So much charm and character in here!  The seller and buyer had some ups and downs throughout their negotiations and in the end, the universe rewarded my client for her patience and perseverance with a closing.  Congratulations to my seller!  The chapel has released you and it's healing energy goes on!

Caught in the act in the bee yard this morning.  Our friend, Paul, got this great candid shot of us feeding our honey bees today.  It's over 60 degrees in the first week of November here in CT and the bees are flying so they need to eat!
We whipped up some sugar syrup and served it to them hot and fresh today.  Why are we feeding the bees, you ask?

"It is important to supplement or stimulate a hive at various times of the year, to improve its viability. After the honey crop has been removed in the fall it is vital that the bees have sufficient food stores to carry them through winter into early spring, otherwise, they will starve, one of the biggest failures of a wintered hive."- BeeWorks.com

So the yellow things in the picture are our honey bee feeders and they are filled with a simply sugar syrup.  We place them at the front entrance or inside and on top of the hive.  The bees will empty the feeders pretty quickly and store the syrup just like they do their own honey.  We'll continue to fill the feeders as long as the weather stays mild and the bees are taking the syrup.  

Syrup in a hive feeder should be fed early enough the fall season for the bees to convert and seal off to be ready for winter. Bees need warmth to work and a reasonable daytime temperature is essential to allow them time to convert. With fall feeding it should be a lot of food in a short time. By feeding large amounts quickly any cells becoming empty in the upper super from late emerging brood will be filled, forcing the queen into the bottom box. The perfect position to start the winter.

This was an extra special one for me... When your sellers aren't just your clients, they also happen to be friends or family there's always some added pressure to do a fantastic job.  Not only because you want to do a great job for people you care about, but because you also want them to still care about you when their real estate transaction is complete.  LOL.

Meet my seller, Kim, pictured below... I've known Kim for as long as I can remember.  She is the same age as my sister and I am the same age as one of her brothers.  We all grew up in the same neighborhood and our families were close friends.  So I was obviously delighted when she referred her daughter to me earlier this year.  Do you guys remember Cori?  #belikecori   During Cori's home buying journey, I was able to spend lots of time with her and her family and it felt so great to reconnect.  So when the time came for Kim and Scott to sell their house, I was honored to get the call.  Kim and Scott spent the last 20 years on Sharren Ln. raising their family and renovating and updating their house and property as they went along.  They eventually created one of the nicest homes I've ever been in with more creature comforts than you could count.  

With all that it had to offer, the house was easy to sell.  After advertising it's great features and hosting an open house we received multiple offers and they were under contract after just 4 days on the market.  Sounds awesome, right?  It was!  Until the part where the buyer's financing fell through just before closing. (Agents pay attention to bitcoin and cryptocurrency with your buyers!)  What a big bump in the road!  Thankfully the problem was more with the lender than with the buyer and it only took us three weeks of extensions for the buyer to be approved with another lender and we were finally able to close!  Big, big thanks to Kim and Scott for trusting me to sell their beautiful home and for not shooting the messenger when I had to deliver bad news.  I look forward to spending more time with your family in the future!
