A very good beekeeper and fellow member of the Hampden County Beekeepers' Association recently inherited this awesome raised ranch in South Windsor, CT.  When he asked me for help with the sale I was honored to have his trust with his family member's home.  There were a few probate related delays and one crazy buyer got cold little feet after making an outrageous bid but in the end he made out quite well.  And I was able to transplant some of the wonderful prickly pear cactus that was growing out front.  It is flourishing at my house!  Looks like we all win!

Adventures in Real Estate, Article 009: Breaking and Entering...

​​Work in real estate long enough and you'll have some tales to tell.  I think it's time I share some of mine.  Names and addresses withheld to protect the innocent.

Is it breaking and entering if you have an appointment?

  1. The entering of another's premises without authorization, especially after the use of illegal means such as forcing a lock.
  2. The crime of gaining unauthorized entry into another's property by force.
  3. Trespassing for an unlawful purpose; illegal entrance into premises with criminal intent.
I've protected my accomplice's identity just in case but according to the definition above, no laws were broken when this photo was taken.  We had an appointment so that counts as authorization and that window was open so we didn't force anything.  

The competition is so fierce for buyers in this market you have to do whatever it takes.  In this case it meant climbing in a rear window when the keys provided just wouldn't unlock the front door.  This was a great opportunity to update a classic adage... if you break (in), you buy it.  They did.
