Meet Donato and Jamie! I loved working with these two! The only downside was that we found the one pretty quickly so we didn't get to spend lots of time together. They knew they wanted this one when we walked in so they immediately made and offer. The list price was at the top of the budget they set so we stuck to our guns on price and were wildly aggressive with the other contingencies (waived inspections, mortgage contingency etc.) There is some risk there of course, but these two were willing to take it if it meant getting the one at asking price without going bananas over budget!
