Meet Donato and Jamie! I loved working with these two! The only downside was that we found the one pretty quickly so we didn't get to spend lots of time together. They knew they wanted this one when we walked in so they immediately made and offer. The list price was at the top of the budget they set so we stuck to our guns on price and were wildly aggressive with the other contingencies (waived inspections, mortgage contingency etc.) There is some risk there of course, but these two were willing to take it if it meant getting the one at asking price without going bananas over budget! This spacious 3 bedroom, 1.5 bathroom with a large bonus room was a challenge to rent. And I mean that in a positive way! It was a challenge because the house was so nice, the inquiries were overwhelming. The calls, texts and Zillow message were abundant and we showed it to 23 groups of people in three hours. Almost everyone who looked at the house filled out an application, so picking a tenant was also challenging for the landlord. In the end, credit was a deciding factor so this is a public service announcement for everyone reading this to make sure you pay attention to your credit score! Get it high and keep it there!

It was a pleasure to help my clients sell this classic colonial with a great yard in a fabulous neighborhood! We priced it appropriately based on comps and condition so when offers were slow to come in we were scratching our heads. This was my first sign of things cooling down in this wild seller's market. The house was on the market just under three weeks when we finally got the multiple offers we were looking for. Under three weeks would be consider great in a "normal" market but right now we have seller's market trauma and if it doesn't sell the first weekend on the market we all wonder what is wrong. Nothing is wrong! Buyers are being more considerate about what they will go bananas over. With prices and rates so high, they aren't bidding as wildly as the were in the recent past. Maybe a change is finally coming! We'll see!
