Selling real estate is glamorous work.  It's all high heels, high fashion and high ceilings.  Check out my designer headlamp and authentic N95 mask!  Basements come in all shapes and sizes.  From the gorgeous, fully finished family room to grimiest, dirt floored crawl spaces.  The basement often houses some of the most important mechanical systems in the house and is quite literally the foundation of the house. So a thorough tour of the basement is wildly important when you are looking at a house to buy.

WAIT!  WHAT?  Does that say the sale price was LOWER than the list price?  I don't believe it!   But it's true!  The return of favorite past clients is always a delight!  This family took advantage of the crazy market way back in 2021 when they sold their small cape.  Since then they've been renting a great condo but recently decided they were tired of that community life.  It was time to start looking for a new single family home with some more space and privacy.  Boy did we find it!  And for what seems like a steal!  Almost $15K UNDER asking price!  Could things be changing for buyers in the back half of 2024?  Stay tuned!

​Work in real estate long enough and you'll have some tales to tell.  I think it's time I share some of mine.  Names and addresses withheld to protect the innocent. 

If you are my age (this is me telling you my age without telling you my age) or older, you'll likely remember this iconic Farrah Fawcett poster.  I was delighted to find this one in the wild while showing houses.  Taped to a garage wall, this was likely an original faded to sepia tones over time.  The original image is full of color, Farrah's swimsuit is reddish orange and the backdrop is a Mexican serape.  The photo was taken in 1976 by Bruce McBroom.  The featured pin-up was 29 years old at the time and was about to become wildly popular through her role on Charlie's Angels.  With over 12 million copies sold the 1976 Farrah Fawcett poster is considered one of the best selling posters of all time.

Meet Shelby!  How good does she look with that SOLD sign?  In a market where buyers are struggling to get offers accepted, Shelby went bananas and won the first condo she put a bid on.  I was worried we would have a difficult time finding something that would fit her budget and be in decent move-in condition.  And the wasn't much available when we started looking.  When the one hit the market, Shelby knew it.  We moved fast, came in strong and she came out a champion after her first bout!  She had a great home inspection and was able to close pretty quickly.  Everything went so well, I have to think this was meant to be for her!  Congratulations, Shelby!  Paint it pink!

These clients only owned this house for a year which means they bought it in a crazy market at a high price.  So what would selling so soon mean for them?  There would be a chance that they would not be able to get what they put in back out.  We're still in a crazy sellers market (though I am seeing signs of that cooling off) so I'm happy to report we were still able to get them a sale price that did not require them to bring money to the table.  Especially since this property has the unique feature of being a spacious two bedroom house which is not the best fit for the masses and therefor has a smaller buyer pool.  Even though there wasn't a huge profit to be had, I consider this a major success!  It was a challenge and we did it!  Congratulations to my clients for getting out clean!
